This privacy disclosure notice is issued in compliance with the provisions of the Gramm-Leach-Bliley Act, Title V governing the privacy of consumer’s nonpublic personal information.

Customer Privacy Notice We collect nonpublic personal information about you as a consumer, customer or former customer from the following sources:
- Information we receive from you on applications, sales documents, or other forms;
- Information about your transactions with us, our affiliates, or others.
- Information we receive from a consumer reporting agency.
We do not disclose any nonpublic personal information about our customers or former customers to anyone except to our affiliates and as permitted by law.
We restrict access to nonpublic personal information about you to those employees who need to know that information to provide products or services to you. We maintain safeguards, which restrict access to your nonpublic personal information.

Guidelines For Residential Property Credit Reporting & Leasing (All applicants must meet credit and Landlord guidelines for occupancy.)
- Applicant must have good landlord references unless applicant has just sold his or her home. References must be for six months or more within the last 18 months, to be considered with good credit. Relatives are not acceptable as rental references. A felony on your record is an automatic decline.
- All units are available to occupants with children and also the physically disabled.
- There is a $35.00 non-refundable credit report fee for each applicant. Fee is to be paid by the applicants at the time the applications is submitted.
Only two applicants combined income are required to meet the income requirement. Applicants must be 18 years old to qualify. Persons retired and living with a qualifying relative do not have to meet guidelines, but must complete an application. Physically disabled and children under age 24 living with an immediate parent don’t have to qualify.
- Income should be 2 ½ times the amount of the rent of the property they are trying to rent. Unemployment is not considered for qualifying.
- The application must be signed. We can hold a property for an approved applicant on most properties for up to two weeks only.
- Driver’s license must be photocopied when application is made. Other photo I.D. may be acceptable. The social security card is acceptable if no photo I.D.
- Negative credit is only considered if there is extenuating circumstances and approved by property manager and owner. Good landlord history is a must.

SECURITY DEPOSITS COMPANY POLICY: The tenant’s security deposit will not be refunded unless the tenant completes the term of the lease and meets all other conditions of the lease. This includes tenant transfers.
We may, as a courtesy to the tenants, release the tenant from the balance of the lease provided the following conditions have been met:
- 75% of the first full month’s rent paid when notified by the present tenant of desire to break lease.
- When all expenses incurred in the change from the old tenant to the new tenant have been paid within 30 days of the change. Charges may include advertising, re-keying locks, cleaning, etc.
- When a satisfactory replacement tenant has been approved by Reynolds Realty and the new tenant has paid the security deposit and full month’s rent.
PET DEPOSIT GUIDELINE IF PETS ARE ALLOWED. A maximum weight limit for each pet is 35 pounds. Pets may be allowed if occupant is physically or psychologically impaired. Occupant must furnish a medical letter stating that occupant must have a medically prescribed assistance or companion service animal.
